Letting Agents and Utilities

The Letting Agent Proposal

It is no secret that Utility Warehouse have been recruiting up to 300 letting agents a month to join their program, what we try to explain here is why a letting agent would be interested in selling Utilities.

Time Saving

Letting agents often claim to save up to 100 hrs a month in admin when they join Utility warehouse, this is because at the moment when a tenant moves out of a managed property, the agent is having to call up to four different companies for Electric, Gas, Telephone and broadband to make sure all bills are paid and services can continue to be supplied to the next tenant.

With the Utility Warehouse all the services are on one bill, thus only one call is required to make sure everything is ok and at the same time change the tenant details on the property. Utility Warehouse answer 90 of their business this way each month. If when you get the tenant to sign the agreement on behalf of the landlord you also get them to sign for the utilities, you will be being paid a monthly residual on a tenant you never had.

Unexpected Customers

Utility Warehouse will continue to remind customers that they get discounts for recommending their friends, as a result once you have a large customer portfolio you should start to see customers appearing that you did not sign up, you are paid a lower rate on these customers to cover our additional admin, however this is really money for nothing.

Group Customers

Utility Warehouse enables you to recruit other agents who may be interesting in additional income, the possibilities here are endless. I have not the space here for all the info, however there are £37500 in additional bonuses here from just one area of the business.

Free Training

Utility Warehouse will provide free training for all your staff at one of our eighty monthly one day trainings around the country. Furthermore the person who sponsored you and their support team are usually more than willing to help.

Final Note

You cannot force anybody to be a customer of Utility Warehouse, however once a tenant is in a property you can insist they do not change away from the current supplier. So that once a house has been converted it should stay that way.

They Said It Wouldn't Work Either - Now they Are Eating their Words!

Lots of predictions that they got wrong - terribly wrong ... How many people told you Utility Warehouse wouldn't work?

X-rays: a certain hoax
In 1883, Lord Kelvin, its then president, said: "X-rays will prove to be a hoax." Instead, few inventions have done more to accelerate the progress of modern medicine.

The telephone, how unBritish
In 1878, Sir William Preece, the chief engineer of the Post Office, said: "The Americans have need of the telephone, but we do not. We have plenty of messenger boys."

Television – boring
Darryl Zanuck, multi-Oscar winning Hollywood mogul and founder of 20th Century Fox, when in 1946 he said people would "soon get tired of staring at a plywood box every night"

640KB of memory - all you need on a PC
Bill Gates.in 1981, nobody would need more than 640KB on their PCs. Most machines are sold with at least 2GB of memory, a mere 3,500 times the amount Gates allegedly predicted.

iPod: certain failure
Sir Alan Sugar, in February 2005: "Next Christmas, the iPod will be dead, finished, gone, kaput."

The Boeing 247 – unbeatably big
In 1933, a Boeing 247 holding 10 people. One engineer proudly declared: "There will never be a bigger plane built." True, if you discount the 727, 737, 747

Computers are not really for home use
Digital Equipment Corp, co-founder Ken Olsen when he argued, in 1977, that "there is no reason for any individual to have a computer at his home". More than a billion people now have home computers.

Retire when you are 68 .. Just Maybe

BRITAIN faces a pensions timebomb as figures show one in four will be over retirement age in fewer than 25 years.
The statistic highlights the strain to be placed on state pensions, hospitals – and the younger workers who will have to work longer to support them, an official report warns today.

The success of medicine and healthy lifestyles in ensuring longer lives for millions will come at a price for those who will have to go on working to pay for retirement and care for others, says the Office of National Statistics.

The future cost of looking after more than three million people who can be expected to live to 85 and more – well over double the 1.3 million over-85s today – is set to be huge.

Joe Harris, general secretary of the National Pensioners Convention, said: “In many respects future generations of pensioners face an even more uncertain period of retirement than their predecessors.

“Private pension funds have lost £250billion in the recent economic crisis, decent company pension schemes are disappearing and up to nine million of today’s workers have no savings.

“The only way to give financial security in retirement is through a universal state pension that guarantees everyone an income that lifts them out of poverty.”

The Tories called on the Government to think long-term and plan now so that future generations can cope with the cost of such a large elderly population.

Shadow Home Secretary Dominic Grieve said: “This demonstrates why the Government should take its head out of the sand and answer our calls to establish a proper population strategy which looks beyond immigration levels and addresses the implications of the changing demography of the country.”

The report by Karen Dunnell, the National Statistician, said delayed retirement is the key to supporting the millions of extra older people who will need help.

It will mean there are more people working to pay the bills, she said. Her analysis found that if the state retirement age stays at 60 for women and 65 for men, there will be only 2.2 people of working page for every pensioner.

At present there are 3.3 people of working age for everyone above it. However Labour’s plans to push up the retirement age – so that in 40 years all men and women will work until they are 68 – will mean the country will be able to afford to get older, the report said.

Pushing up the retirement age means there will be 2.9 people of working age for every pensioner.

There were 9.5 million over-65s in Britain last year, fewer than one in six of the population.

The figure is set to rise to 16.1 million by 2032 – 23 per cent of the estimated 71 million population.

Just under 70 per cent of the 10 million population increase between now and then is expected to be a result of immigration.

Why wait retire within 5 yrs with solid income!
